Contractors in preparing a project’s bid price use quantity surveys. Also, an appraisal estimate of the replacement cost of a structure including current costs of materials and labor.

In a valuation of a relatively large property when appropriate in market terms, an end deduction from the rental or capital value, which has been calculated by reference to comparable smaller properties; its purpose is to reflect the greater size of the subject of the valuation.
