The quality of a building is dependent upon several factors including 1) the market image/prestige of the building; 2) the quality of services including air conditioning, security, speed of lifts and amenities; 3) the views/outlook of the building; 4) layout: the floor size and its flexibility; 5) level of parking provided; 6) quality of construction and finishes; and 7) standard of maintenance.

quantity survey method
Estimated itemization of all costs in constructing a structure including site acquisition and preparation and a detailed cost estimate of all materials, labor and overhead required to reproduce a structure. Contractors in preparing a project’s bid price use quantity surveys. Also, an appraisal estimate of the replacement cost of a structure including current costs of materials and labor.

In a valuation of a relatively large property when appropriate in market terms, an end deduction from the rental or capital value, which has been calculated by reference to comparable smaller properties; its purpose is to reflect the greater size of the subject of the valuation.
